Repairs & Alterations

All work done in the building must be pre-approved by the Office of the Building prior to commencement. This will also include all work done by vendors or contractors hired by the tenant. All contractors working in 311 South Wacker Drive must submit a Certificate of Insurance meeting all the building requirements. No work will begin until the office of the building has approved and receives the proper Certificate of Insurance from the vendor. Approval for all projected work in the building starts with a call to the Office of the Building at (312) 692-8200.

311 South Wacker Drive tenants have prompt access to building engineers and service people capable of making a wide variety of repairs and alterations. Calls for such service should be made to the Office of the Building, at (312) 692-8200, who will issue a work order and schedule a walk-through with the authorized tenant contact. Simple repairs or alterations (work-orders) that do not require an outside contractor must be signed by the authorized tenant contact and will be billed on the next monthly rent statement.

For larger projects, the Office of the Building, at (312) 692-8200, will provide the contractor or engineer with an outline of the tenant's requests. Once a walk-through has been completed the tenant will receive a proposal. Upon agreement and signing of the proposal, work will commence. Once the work has been completed, you will then be billed on your next monthly rent statement.
