Janitorial
Cleaning and trash removal are performed each night between the hours of 5:00p.m. and 1:00a.m.
Day staff is available during normal business hours to clean the building's common and public areas and provide supplemental services. If a janitorial service other than that which is normally provided by the building (i.e., moving small amounts of furniture and/or computers) is necessary, the Office of the Building at (312) 692-8200.
No garbage or discarded items (i.e. paper, boxes, computers, furniture, etc.) are to be left in the common areas of the building, including the service elevator vestibules (See Figure Below). Any items left in the common areas will be removed by the building and the tenant will be billed for removal. There is currently a $100.00 charge. A daily check of those common areas will be performed by security.
The Office of the Building has "discard" stickers available to place on all paper goods left in your suite. These items will be removed with your regular evening cleaning.
All hard goods include but are not limited to (i.e. computers, keyboards, furniture and skids etc.) must be kept in your space until it is arranged with the Office of the Building to be removed and discarded. Large amounts of hard goods will require an open dumpster which must be arranged with the Office of the Building and billed via a work order to the Tenant.
Several times a year there is scheduled interior window washing after hours. Tenants will be given advanced notice of an interior cleaning and asked to temporarily remove any items in front of or on the windowsills. Security personnel will always escort the window washing company into all tenant offices after hours.
No items (papers, boxes, computers, furniture, etc.) are to be left in the service elevator vestibules.

Janitorial & Housekeeping Services TENANT SUITES
Nightly
- Vacuum all carpeted floors, moving all light furniture such as chairs and stands. All furniture will be returned to its original position.
- Dust mop all hard surfaces and tile floors using a treated dust mop and moving all light furniture. All furniture will be returned to its original position.
- In restrooms, spot mop all hard-surfaced and tile floors.
- Remove gum and other substances requiring use of a scraping device.
- Hand dust and wipe clean, with a chemically treated cloth, all furniture (tops, sides and legs) file cabinets, shelves, ledges and window sills removing dust, fingermarks, streaks, etc.
- Clean and sanitize, using a disinfectant solution, all telephones.
- All doors, jambs, walls and window mullions will be spot-cleaned to remove streaks, smudges, finger marks,
- spills and stains, paying particular attention to walls around switch plates and door jambs and doors around windows and opening edges.
- Spot clean all glass doors and partitions, removing fingermarks and smudges.
- Empty and clean all waste receptacles. Remove waste material to a designated area. Separate all non-recyclable materials from other waste material and bag separately.
- Clean private stairways as necessary including vacuuming carpeted stairways and dusting handrails, balustrades and stringers as necessary.
- Clean and sanitize, using disinfectant solution, all water fountains.
Weekly
- Edge all carpeted floors with edging tool paying particular attention to corners, behind doors, and around furniture legs and backs.
- Move and vacuum underneath all furniture that can be moved.
- Dust and clean all chair rails, paneling, trim, baseboards, door and other architectural louvers, lattice and ornamental work.
- Wipe clean and polish all brass, stainless steel, metal and other bright work, using a non-acid polish.
- Damp-mop all non-carpeted hard surfaced areas including public and private stairways.
- Wash both sides of main entrance door and side panel(s).
- Buff or spray buff resilient tile floors and hard floors.
- Dust all vertical surfaces such as walls, pictures, frames, grilles, partitons, high moldings and vents not reached in nightly cleaning.
- Dust Venetian blinds.
- Wash all furniture glass.
Quarterly
- Dust all vertical surfaces such as walls, partitions, doors and other surfaces not reached in nightly cleaning.
- Dust exterior of lighting fixtures, removing all fingermarks.
- Wash all baseboards.
- Scrub and refinish resilient tile floors and hard floors including freight lobbies. All wax spills and splashes will be removed from baseboards, doors, jambs, molding and walls.
- Dust and vacuum all upholstered furniture.
Annually
- Strip and refinish all resilient tile floors and hard floors annually.
RESTROOMS
Nightly
- Clean and sanitize, using disinfectant solutions, all sides of toilet bowls, urinals and washbowls.
- Clean and polish all glass and mirrors.
- Clean and polish all chrome and other brightwork, including exposed plumbing, toilet seat hinges, etc.
- Dampen and wipe all metal toilet partitions and tiled walls with a disinfectant. All surfaces are to be wiped dry so that all wipe marks are removed.
- Dust the top edges of all partitions, ledges and mirrors.
- Floors will be swept clean and wet-mopped with a germicidal detergent. All watermarks and stains are to be wiped from wall and metal partition bases.
- Remove scuffmarks and footmarks nightly.
- Wash and polish all shelves, dispensers, receptacles and any other metal accessories.
- All toilet tissue, soap, sanitary product and towel dispensers shall be filled nightly.
- Dispensers should not be overfilled, and supplies are not to be stored in visible areas.
- Empty all sanitary containers and sanitize container interior using a disinfectant. Install new liners.
- Remove all wastepaper and refuse, and sanitize container interior using a disinfectant. Install new liners.
Monthly
- Washroom floors will be machine scrubbed, using a germicidal solution, followed with an approved floor finish. Hand-scrub the base of walls and corners with a brush. Remove watermarks from walls, partitions and fixtures.
- Clean, disinfect, and fill floor drains with water to avoid the escape of sewer gasses. Clean and polish all drain covers.
- Wash the partition walls using a germicidal solution. Wipe dry and polish to a uniformly bright, clean condition.
Quarterly
- Perform all the high dusting, inclusive of grills, diffusers, exhaust vents and light fixtures.
Annually
