Certificate of Insurance
Certificates of Insurance are required from tenants, general contractors, subcontractors and vendors. The Certificate of Insurance must contain all of the following information exactly as written for it to be valid. Insurance carriers are required to have ratings no less than "A-" "VIII" by the most recent edition of Best's Key Rating Guide.
In addition:
Each vendor is required by the contract to supply two (2) Endorsements:
Explanation of the two Endorsements needed:
1.) Owner Indemnified Parties shall to the extent permitted by law be named as additional insureds on ISO form CG 20 10 11 85 or CG 20 10 07 04 ("on-going operations")
-and-
2.) CG 20 37 07 04 or equivalent for loss arising from Contractor's operations and completed operations for as long as the additional insureds may be exposed to liability arising from Contractor's work. ("your work" or "completed operations") Number (1) CG 20 10 above would cover the contractor during the job being performed and for the term of the contract. Number (2) CG 20 37 would cover the contractors work per the contract once they have completed the job and left the site.
Please submit the Certificate of Insurance and Endorsements to the address under the certificate holder with attention to the Security Administrator.
